UPDATE as of 2007-10-17 @ 3:05 p.m.: According to my agent, we have TWO offers registered for presentation tonight!! Yippee!! There’s no guarantee what kind of battle will take place, but at least it means I won’t have to accept the first thing that comes along!

UPDATE as of 2007-10-17 @ 1:50 p.m.: Well, here we are on the home stretch (no pun intended!). We’re accepting offers as of 6:30 p.m. tonight. And wouldn’t you know it… there’s a showing booked for this afternoon. Way cool! I haven’t heard from my agent yet to find out how many offers have been registered.

  • UPDATE as of 2007-10-16 @ 11:22 a.m.: Things are slowing down now. There were only three showings booked for yesterday (Day 5), and so far nothing booked for today.
  • UPDATE as of 2007-10-15 @ 4:30 p.m.: I went home sick from the office, but when I got home I called my agent. She said feedback from the agents tended toward the negative, things like “it needs too much work” and “the stairs are too narrow to get furniture up.” Yeah, I know… it’s an OLD HOUSE! Besides, I’ve yet to see any house for sale that DIDN’T “need $10K to $20K of work in the first two years,” as the House Inspectors say. (B-R-C thinks my agent has a bit of a negative attitude towards the place, but perhaps she’s just being pragmatic and not letting me get TOO optimistic? I think maybe the other agents are playing their cards close to their chest, providing negative feedback to us in order not to tip their hand that they are intending to present an offer.) She also said “one agent asked to be kept in the loop,” whatever that means, and the guy who submitted the offer last Friday will be submitting one again on Wednesday. Let’s see if the offer is the same or if he takes our feedback from before and does something with it.
  • UPDATE as of 2007-10-15 @ 3:48 p.m.: My agent left me a voice message saying she wanted to give me some of the feedback she received from other agents. She also said “we’ve got a couple of people whose clients are thinking of making an offer, which is good news.”
  • UPDATE as of 2007-10-15 @ 11:10 a.m.: Frank, the sales rep who was running the open houses, called to give me feedback. On Saturday, there were 10 couples who came through. He was really busy during the Sunday open house, but said there were at least 18 people or more. All of the comments have been positivie. Also, he will be conducting a showing this evening for the husband of a woman who came through during the Sunday open house. (They don’t have their own agent, which means my agent would be representing both parties and taking the whole commission. Call me naive, but it seems like it is a conflict of interest to represent both sides of the deal. Oh, well…)
  • UPDATE as of 2007-10-12 @ 6:10 p.m.: When I got home from work, my agent called to discuss the offer that was submitted. The offer was under asking and loaded down with a mess of conditions. (This is, in my mind, NOT the way to make an early offer!) When she responded to the agent, he countered by saying “Why don’t you remove all the conditions and sign it back at full asking price?” The problem with that idea is that signing back the offer would tie up the property, my agent would HAVE to contact all the other agents who so far have indicated any interest to let them know we’re entertaining an offer, and if the offer fell through we would basically be shooting ourselves in the foot. Not MY Plan of Strategy! My agent said they were basically trying to BULLY us into taking the offer. We sent them packing.
  • UPDATE as of 2007-10-12 @ 3:55 p.m.: My agent just called to say that WE HAVE AN OFFER already submitted! This is EVEN THOUGH we have stated we’re NOT accepting offers until next Wednesday (2007-10-17). Their agent CLAIMS the client is going away on vacation next week, so won’t be in town during the time we’ve assigned. My agent says that with modern communication methods (fax, e-mail, scanners, etc), there’s generally no need to be present to sign papers. (In fact, when we bought our house last July, the husband was out of town, and the papers were faxed to him for his half of the signatures.) So now I have to decide if I’m going to look at this offer, or let it slide. Considering how much viewing activity we’ve had…
  • UPDATE as of 2007-10-11 @ 2:30 p.m.: My agent reports that 14 agents attended the Agent Open House. There were a few other people who wandered in from the street as well. They could be nosy neighbours, or interested private parties. And we’ve had SIX requests for showings, including FIVE for today. Response is great so far!! Also, she said that Frank, her sales rep who was running the open house, attended the open house for another place not too far away. It’s closer to downtown, priced a little higher, but is a bit of a fixer-upper (more than Xoozland!). Basically it means we’ve priced right, which should lead to a quick sale, or maybe even the sought-after bidding war!! BATTLE ON, DUDES!
  • UPDATE as of 2007-10-11 @ 12:34 p.m.: It’s only been on the market 24 hours, give or take from the time the listing first appeared in the MLS System, and there has already been a whole whack of interest!! This can only be a good thing, right?
